Evaluating a Home Site
Finding the property:
When searching for a home site, the first thing you may want to do is
to research the geographic area in which you are interested. Most
towns have a web site where you can find information concerning
schools, taxes, transportation, recreation, etc. Once you have decided
on an area, you may want to contact several local real estate agents.
Contact can be made in several ways:
- Go to the Internet and search
for Real Estate Companies in your area.
- Call several Real Estate
offices from the local yellow pages or chamber of commerce listings.
- Stop in several Real Estate
offices you may pass while scouting your selected area.
Not only do you want to start
working with a Real Estate Agent regarding property on the current
market, but also you will want to be notified of new property as it
comes on the market. Most Real Estate agents have the ability to email
properties to you as they come on the market giving you a jump on the
competition.
Evaluating
the property:
There are several things to be considered when deciding if you wish to
purchase a property. Many of these can effect the cost of construction
at a home site:
- Does the property have Board
of Health (BOH) approval? And what criteria constitutes the approved
site? (Example: size and type of septic required under approval.)
- Does the property have any
wetlands? If so, check setbacks and any other restrictions that may
apply.
- Is the property flat or does
it have step hills? (For modular, flatter is generally better!)
- Does the property have town
sewer and water service available or will you need to drill a well
and install a septic system?
- Is a survey and topographical
map of the site available?
- Does the site require a
lengthy driveway and what are the entrance requirements if on town,
county or state highways?
- In more remote areas, does
electrical service already run along the highway?
