Frequently Asked Questions
Are there any design restrictions?

All Chelsea Modular Homes plans conform to the restrictions States allow for transporting boxes over roads to your location. if you do not find one of our plans that suits your needs, your best bet is to take one of our workable designs and modify it rather than use a "non-conforming" plan that would require substantial redesign at considerable expense. Custom plans will be considered if they are "modular friendly". We will provide a cost estimate but there will be a design fee for these plans.

How do I customize, modify or add options to my plan?
Once you have selected a plan CLOSE to what you anticipate building you can consider customization and/or modification to the plans and standard specifications. All modifications should be handled personally by Mountain Modular. Pricing is designed to five you a reasonable sense of what fits within your budget. A final price estimate will be given when you have decided on a final plan including modifications and options. A confirmed price will be provided to you once your personal plans have been ordered, processed and signed off by you.

What are the Standard Specifications of a
Chelsea Modular Home?

Click here for a list of the Standard Specifications you can expect with your home. Our initial pricing will include these specifications. Once you begin to modify your plans and upgrade your specifications, the price change will indicate your preferences.

What is the cost of drawings?
As a customer service, we provide previously drawn plans with no changes at  no charge. Beyond this first pricing, customer will pay a $1,500 non-refundable fee to include:

  • preliminary drawings of plans
  • consultation to discuss plans, changes and options available
  • two redrawing of plans to reflect changes
  • repricing of estimate(s) to reflect changes
  • final pricing of completed house
  • full set of Stamped Plans (necessary to obtain Building Permit)

What about my foundation?
Actual foundation specifications and design are contingent upon your specific site conditions/requirements and fall under local jurisdiction. Check with your building inspector and a civil engineer to insure all of the requirements are met. The modular may be designed for a full concrete poured, block foundation, on a crawlspace, a pre-cast or wooden foundation. Which one you use is entirely up to your local jurisdiction.

Can I build a modular garage?
Garages can be purchased and attached to your home. An additional fee is required for freestanding garages not attached to the house. We can provide one- through four-car garages. If you have a garage with a bonus room or dormers, additional site work is needed to complete the garage. Garage doors and finish trim is not part of any garage package.

What is the normal timeline for delivery?
Although we try to maintain an 8-12 week delivery schedule for "standard" orders, there are seasonal fluctuations that can be predicted. We will honestly put forward our best efforts to expedite your order and work with you in an effort to ensure practical expectations. We will make every effort to keep you up to date as your project goes forth.

What about insurance coverage?
Mountain Modular is the supplier of your modular home. The manufacturer (Chelsea Modular Homes, Inc.) sells the modular sections as a product and is not engaged in any on-site responsibility and does not engage in any on-site construction work.  Mountain Modular, as a service to our customers, will provide a turnkey service that will include general contracting to prepare your site for the home and finish it after delivery in move-in condition. General contractors and sub-contractors working for us must and will have applicable insurance coverage that might include General Liability, Property Damage, Workman's Comprehensive, etc. In addition, the Set Crew and Crane Crew are required to have special licenses and insurance coverage supplemental to other insurance coverage that might be in place. Insurance responsibilities can be summarized as follows:

  • The Modular Home during transportation to the site - Insured by SUPPLIER.
  • The Property - includes the land and anything on it (including the Modular once delivered) - Insured by the OWNER for both property and liability coverage.
  • The Modular Home during set - Additional insurance coverage provided by the Crane Company and the Set Crew. In essence they "own" the boxes while they are in the air and any damage would be their responsibility until the boxes sit on your foundation.
  • On-Site Work - The CONTRACTOR and his subcontractors policy.
